Quarterly Dues
Effective January 1, 2026, all property owners pay a quarterly assessment of $1,100. In addition, all property others other than vacant lot owners pay an additional $354.00 which to cover the costs of the Association’s bulk service arrangement.
Amenity Fee
If a home in Seacrest Beach is going to be used as a short-term vacation rental, occupants age eight (8) and older will be required to obtain wristbands from the Guest Services team when they check in. The Association will charge a fee of $3.00 per wristband day which is billed to the homeowner in the quarter following when the charges are incurred.
Closing Fees
The Assocation charges the following fees as part of the closing process for the sale of each lot in our community.
- $1000 Capital Contribution
- $500 Transfer Fee
- $225 Estoppel
Utility Companies
The following is information included as part of the utilities
Cable and Television Service
Provided to every lot in Seacrest through a bulk service agreement with Mediacom. Associated fees are collected by the Association on a quarterly basis and remitted to Mediacom on a monthly basis. Property owners cannot opt-out of this service.
Electricity
Florida Power and Light is the electric utliity servicing our community. Their hours are Monday through Friday 7:00 AM to 6:00 PM and 8:00 AM to 4:00 PM on Saturday. The following is their contact information:

Solid Waste Disposal
Property owners do not have to setup a contract with a provider for solid waste removal services as Walton County has a contract with Waste Management to pickup solid waste in the neighborhood on Tuesdays and Fridays. Homeowners are responsible for ensuring there are enough trash cans at their home to hold all the solid waste generated by the occupants with the lids closed.
Yard waste can be bagged and placed at the curb for collection by Waste Management on Wednesdays.

Beach Service
The Seacrest Beach Homeowners’s Association is proud to have La Dolce Vita act as our ambassadors down at the beach. You can reserve beach chairs or setup a beach bonfire by visiting their on-line reservation portal or give them a call at 866-651-1869.
Seacrest Café
Seacrest Beach Café operated by Crust Artisan Bakery. The Café is located on the east side of the lagoon and features a delectable menu that is not your typical pool-side snack shack. They have seafood baskets, the classics such as chicken fingers and burgers, po-boys and sandwiches as well as a satisfying kids menu. They are seasonally operated from approximately March 1st to October 31st each year.
Lagoon/Amphitheater
Centered within the community is the Seacrest Lagoon. This 378,000-gallon pool is one of the largest private pools in the state of Florida, and is open year-round from 9am – 9:45pm for Seacrest residents and guests. At present, our amazing lagoon pool is heated only by the sun. The amphitheater is a grassy area where concerts, movies, and weddings are held. It is also great for a pick-up game of Bocce or Frisbee throwing.
Tram Service
From March through October, the Seacrest Tram service offers transportation to and from the designated tram stops in the neighborhood to the beach or the Lagoon. Simply walk out your front door go to the nearest tram stop and then call for pickup. The tram will arrive within fifteen minutes. The tram starts running every day at 9:00 AM and the last pickup from the beach is 5:30 PM seven days a week. The following is a link to a map of all the tram stops in the community.

Beach Access
Seacrest Beach enjoys a deeded beach access at the entrance of the neighborhood, across Hwy 30-A, through the Sunset community. Seacrest residents and guests may walk through the pedestrian boardwalk, or ride the tram through the easement.

As part of the bulk service agreement, each home in Seacrest Beach receives the following services:

A HD Digital Set top box IS NOT required to view the channels included in our lineup. Any cable-ready television can be connected directly to the coax and will be able to view ALL the standard definition and high definition channels included in our lineup.
